Construction Monitoring/Engineering Due Diligence – Project Manager

Hillmann Consulting’s Construction Risk Management group is headquartered in Atlantic Highlands, NJ and our Western Regional office is headquartered in Orange, CA. Our team of Engineers, Architects and Construction Managers provide an array of consulting services to major national financial institutions, real estate owners and managers, and property developers. These services include pre-construction due diligence and construction document reviews as well as ongoing construction monitoring and Owner’s Representative services.

Hillmann Consulting, LLC has an immediate need for Project Managers to join the West Coast Construction Risk Management team – based out of our Orange, CA office covering either Southern or Northern CA area.

Hillmann is a fast growing, team-oriented company and looking for a motivated individual to grow with us.

The successful candidate will attend regular construction site inspection visits and produce ongoing construction monitoring reports; pre-construction engineering assessments and document reviews; perform property condition assessments, complete special projects as assigned by management, and will be expected to build relationships with existing and potential Clients.

Qualifications & Requirements:

  • College Degree (or equivalent Baccalaureate degree) in Architecture / Engineering / Construction Management / or equivalent.
    • Consideration will be given to candidates which have achieved an equivalent level of experience inclusive of related/similar project work and education in addition to coursework in pursuit or attainment of a related professional certification for qualification including, RA, PE, PMP, LEED AP, NCIDQ, RICS.
    • Experience with property condition assessments, pre-construction/ongoing construction monitoring reports including: Freddie Mac, Fannie Mae, Mortgage Bankers Association, and Client specific document review.
  • Minimum of (3-5) years of experience or more in field related work required.
  • Well-spoken with excellent verbal and written communication skills.
  • Desire to work in a dynamic and fast-paced environment.
  • Seeking candidates with travel experience
  • Candidates with experience performing PCAs a plus
  • Ability and flexibility of working from home.
  • Ability to work independently.
  • Ability to work in a team environment and collaborate daily.
  • Ability to work on multiple projects and/or tasks simultaneously.
  • Ability to deal directly with clients in a professional and proactive manner.
  • Computer skills including Microsoft Office.
  • Valid driver’s license and transportation for work throughout the United States.

Responsibilities:

  • Review and assess construction and architectural agreements, plans and specifications, analyze hard cost budgets and construction schedules, etc.
  • Conduct periodic site inspection visits to monitor construction and recommend the release of construction funds.
  • Conduct walk-through surveys of existing buildings to assess condition of site, building components, and major mechanical, electrical, plumbing, fire sprinkler systems and prepare estimated costs to remedy site and building conditions.
  • Manage multiple projects.
  • Maintain excellent client communication.
  • Provide weekly updates for projects, assist on client RFPs, and communicate with internal/external offices, vendors and clients regarding project status on a consistent basis.
